The State of The Institute - Spring Forum 2026
Opening up The CCIM Institute 2026 Spring Forum in Philadelphia, 2026 CCIM Global President Adam Palmer, CCIM, SIOR, delivered a candid and forward-looking “State of the Institute” address that underscored both the organization’s current strength and the challenges shaping its future.
Palmer opened with gratitude, recognizing the volunteer leaders, instructors, and members who are the backbone of the Institute. He quickly set the tone: this would be a transparent assessment of where The Institute stands and where it is headed. His central message was clear—despite industry headwinds, The Institute is in a position of strength because of its people and strategic evolution.
A major highlight of the speech was the resurgence of the candidate pipeline, which Palmer described as the “lifeblood” of the organization. After years of challenges, 2025 marked the strongest year for new candidates in CCIM’s tracked history, with a 30-percent increase over 2024. Momentum has continued into 2026, with early-year numbers up nearly 85 percent year-over-year. Palmer credited this growth to a restructured pricing model and the collective efforts of chapters and instructors nationwide.
However, he emphasized that recruitment is only the first step. The next priority is “candidate guidance”—ensuring that new candidates successfully progress to earning The CCIM Designation. Palmer called on chapters to take ownership of mentorship, reinforcing that The Designation experience must evolve to meet the expectations of the next generation of commercial real estate professionals.
Retention and the value of The CCIM Designation also featured prominently. Palmer stressed that “The Pin matters,” noting that the brand’s strength depends on the quality and engagement of its Designees. He encouraged leaders to view retention as a personal responsibility, driven by relationships at the local level rather than top-down campaigns.
Another key shift outlined in the address is The Institute’s move toward data-driven decision-making. For the first time, The Institute is implementing both leading and lagging indicators to proactively monitor performance across recruitment, retention, and engagement. This transition, Palmer said, reflects a broader commitment to “thinking like a business,” allowing the Institute to act quickly and strategically in a rapidly changing environment.
Palmer also highlighted The Institute’s growing global presence, pointing to expanding chapters and partnerships in markets such as Canada, Korea, and Japan. He framed globalization as essential to maintaining relevance, noting that modern commercial real estate professionals must operate across borders and understand global capital flows.
Innovation, particularly through CCIM Technologies, was another focal point. Palmer teased a major advancement in tools and capabilities designed to enhance how members analyze deals and make decisions. This evolution signals a broader push to integrate data, intelligence, and technology into the daily workflow of CCIM professionals.
The speech also acknowledged the role of The CCIM Institute Foundation, which awarded more than $350,000 in scholarships last year. Palmer urged increased member participation to strengthen the pipeline and expand opportunities for future professionals.
Addressing industry disruption, Palmer spoke candidly about the impact of artificial intelligence, shifting capital markets, and changing tenant behavior. Rather than resisting these forces, he urged members to embrace them, positioning The CCIM Institute as an organization prepared to adapt and lead.
He ended with a direct call to action for chapter leaders: recruit new candidates, guide them to The Designation, prioritize retention, support the Foundation, and align with Institute initiatives. Ultimately, Palmer reinforced that the strength of CCIM lies not in its structure, but in its members—“you are the Institute”—and their collective commitment to excellence in the industry.
